Council has given in-principle support to amend the draft WLEP 2012 and the existing development consent for part of the Gore Hill Technology Park at 219-247 Pacific Hwy to increase height limits, expand parking and change zoning to allow additional office use and a massive sports complex.

The changes are expected to create a potential for higher employment than its current IN2-light industrial zoning and will increase the site’s viability.

In return for the additional office use, developer Lindsay Bennelong Developments has offered to construct for council an expanded, 10,000sq m sports complex, providing 11 netball courts; a community centre; co-generation plant; and open roof-top multi-purpose Futsall court in a four-storey building.

The changes are expected to benefit two new buildings and uses by ASX, Securis and Fox Sports on lots 4 and 5 and help create a “critical mass” of high-level employment on the site.

The development will be reported to council early this year with advice on outstanding planning issues.

No adverse effects are expected from the following developments applications:

(DA-2012/428) 19 Hampden Road: Demolition of existing building and erection of new three-storey residential five-unit block with basement parking, roof terrace and six parking lots. The existing building on the site is two storeys but the three-storey plus proposal is not overly imposing and reflects the height of the existing block of units on the other side of Cleland Rd and Hampden Rd. The lift tower is recessed away from Hampden Rd and the parking is adequate for the proposed unit numbers. The existing building does not have any provision for on-site parking, so, for a change, this proposal may actually be beneficial for the present overcrowded street parking.

(DA-2012/426) 54 Stafford Rd: Alterations and additions to existing dwelling and associated works to back of residential property.

(DA-2012/421) 6 Pyrl Rd: Alterations and additions and associated works. Second-floor extension to back of property, not affecting street elevation.

(DA-2012/453) 85A Artarmon Rd: New two-storey dwelling, swimming pool and ancilliary and associated works on vacant subdivided lot with existing easement on the site. Because of the site slope, street elevation practically reads as a single-storey.
